To any prospective guest: do not stay here. There's a Courtyard and Marriott property down the street that are far better. As a six-year Bonvoy member and current Gold Elite, I have never experienced anything close to what my family endured at this property from December 24–30, 2025. It started Christmas afternoon with a faint odor in the hallways. By Friday night it was oppressive — thick enough to fill our room. We eventually learned the boiler had been malfunctioning and burning metal, potentially pushing soot and smoke through the ventilation system. The fire alarm had gone off. Multiple guests had complained. And yet there was not one email, announcement, or piece of signage to alert guests. We were left to breathe it in and figure it out ourselves. Admittedly, we had some reservations about this property because of another experience at a Residence Inn, but we were quite pleased here. This is a garden style property (3 story) close to three other Marriott flag hotels and the Rio/Washingtonian Center retail-restaurant- entertainment development. There are probably 20+ restaurants within a 1/2 to 3/4 mile walk or drive. ||The rooms are large with a kitchen area, living room area and bedroom area. All open to each other. The kitchen offers basic equipment and a full size refrigerator, microwave and dishwasher. Do not expect Ritz level luxury here, but it serves it's purpose.||Small complaint, but easily resolved...the bar soap was terrible. It never lathered up and only fell apart into small little slivers. So, your face, upon using the

Everyone was extremely professional and always helpful. The two people I dealt with mostly were Brittnae and Fiona, and they both deserve a special thank you for being so helpful. The housekeeping staff were very thorough and accommodating to my hours. The breakfasts were always hot and healthy and the nighttime mixers had some nice snacking options. I would definitely stay at this hotel again and would recommend it to all of my colleagues. As a final note, the shampoo, conditioner, and shower gel were of exceptional quality. The nighttime pillow spray and foot gel were amazing, but housekeeping only left them for the first two nights of my stay. The only downside of my entire stay was the laundry room; the prices of $2.50 per washer load and $2.25 per dryer load are absolutely ridiculous.

I've always enjoyed the spacious suites at the Residence Inn. This one at the Washingtonian is no exception. The room come with comfortable bed and pillow, plenty of space, decent HVAC control, and a nice kitchenette. I especially like the kitchenette since I eat a mostly plant-based diet, and the kitchenette has everything I need to prep my meals. The toilet size is for adults, so that's good. The shower design is a bit dated, with shower curtains that don't adequately keep water inside the tub - but that's just a minor inconvenience compared to my overall experience. The front desk service was great. I appreciated Jacqueline's quick, friendly, and professional help checking me in and with other questions throughout the week. This was good value for money. It’s next to The Rio and is cheaper than other Residence Inns or equivalent hotels in the area. The staff from September and October 2025 were also great, would get to know you, and could accommodate requests like asking for a repair. They also were very good about greeting you. Freddie, among others, was outstanding, with an old-school grace and courtesy mixed with efficiency. The fireplaces were also great in cold weather.
