Don’t do it. The manager was a very nice guy but the place was very deceiving, such as upon arrival we were told after we booked the room that just because it was spring break you had to buy a 25$ wrist band so you can use amenities such as the pool and beach, and that it was to keep up with who is a resident. And also on the website it advertised that we had a balcony and the door was bolted shut and we were told it was because someone jumped but the other units were open, people in the hotel told us that they were moved as well to a different unit because of rodents. It was a buzzkill having all these things pop up on your vacation. I would not go back. Just don’t want someone else to get fooled

RCI was the worst experience 30 years ago. As of last week, it is still the worst we have experienced for any vacation. The properties are not maintained, they are old, ugly, outdated, uncomfortable, bugs and ants crawling in the kitchen. The whole facility made us feel unwelcome, so that we left 3 days early just to get back home and get out of the horrible facility. RCI properties are still outdated, old, uncomfortable, in poor condition, uninviting, cold, austere, very poorly maintained. This room had paint chipped off the walls, the glass table top was so damaged and scratched, the balcony railing was not attached to the building leaving a big gap for things to fall 14 stories to the ground below. The lobby was outdated, ugly, small, uninviting. Never again. We will forfeit our points

My folks have had a timeshare unit here for over 40 years and pay annual fees and maintenance as well as upgrades. Our last visit was extremely disappointing. This unit was in terrible shape. The door looked like it had been kicked in. The tub was rusted out. Bathroom plumbing was patched and wall not properly fixed. And the kitchen overhead light was held up by metal brackets that were clearly a patch job. Such a disgrace to pay so much for a place in such disrepair. I have photos but can’t add them to the review, so hope this will be helpful to others.

Our stay at the Royale Beach & Tennis Club was an absolute 10/10 experience from start to finish. We only left the resort once to go out for a nice dinner because honestly… this place had everything we needed! We brought a ton of food with us (like, a LOT lol), and it was so convenient having pans, utensils, and all the kitchen essentials right there in the condo. Cooking for the family was easy and stress-free. The location was perfect too—within walking distance of fireworks, which the kids loved. We had a blast swimming in the pools and playing cornhole, and the whole atmosphere was just peaceful, clean, and fun. Nothing loud or chaotic. Super kid-friendly, and everyone we saw was just enjoying their time and minding their business in the best way. We also loved shopping at the stores

We arrived on 12/24/2025. We were exhausted as we had been up since 2am with our flights. When we arrived we noticed that the resort looked outdated. As we made it to our room, I checked the room as I usually do. Nothing stood out but I was uncomfortable with the room from the outdated bedding, the missing paint throughout the walls, the wall sockets that were cracked, and the stains on the pullout couch. It was when we finally went down for bed, that my daughter asked for water. I went into the kitchen and turned the light on, that I saw the roach run across the counter. I went down to the front desk, was informed that they do have roaches but they spray monthly and nobody has complained. She let us go look at another room.
