Nice room... great people! My reason for choosing this site was easy parking fairly near my granddaughter who lives near downtown Austin. The surprise came with the hotel staff. Sisi greeted us with a warm smile, then the other members of the team were equally helpful.

Booked with points so this was supposed to be a free stay. Got hit with a $350 smoking fee even though the elevator and halls already smelt of marijuana. The past comments the property management mentions how the fee is to cover additional cleaning fees. I’d like to read that hefty cleaning report for my room that implies it needed an extra $350 charge upon departure. Cars were getting towed upon arrival. Staff looked tired and were clearly unhappy working there. My car got broken into and my switch 2 got stolen. Even though this place is gated.

Fairfield by Marriott Inn & Suites Austin South ⭐️⭐️⭐️⭐️⭐️ Excellent location right off the highway, and interestingly, there are five Marriott properties lined up in this area. This one doesn’t have a pool, but one of the nearby hotels does (and it’s heated), so check amenities if that’s important to you. The staff here is outstanding — kind, polite, and genuinely friendly. The hotel feels safe and secure, even with the visible homelessness that’s common throughout Austin. Free breakfast and $10/day parking make it a great value overall.

Positive: Awesome staff Ice machine hadn’t made ice one evening, so desk clerk, Sisi went next door to another hotel to get me some. Hot breakfast. LOTS of choices/special touches Fruit & nuts for the waffles. Right on I-35 but NO road noise. Negative: Had to pay $10 for parking here and other areas of the city because of rhigh crime rate. $30 in downtown or airport locations. National Guard is helping!!

I stayed here while on a one-week business trip to Austin. The hotel is clean and well-maintained. I found the breakfast to be satisfactory. Special shoutout to the front desk staff for helping me figure out the app to pay for laundry. (I can't remember the name of the woman who helped me specifically unfortunately).||One note of caution is that the location is not the most convenient. Restaurants and shopping are located on the opposite side of the interstate, which is a pain to get to because of Texas's weird frontage road system. I did find the access to the downtown easy for my business, however. All in all, I would likely stay here again, because it is one the most affordable places I have found in Austin.
