The Frances Modern Inn

You have found an exceptional place to stay. Look no further, the Francis Modern is gorgeous. Relaxed, friendly, new and exceptionally clean- can I give more than 5 stars??! I feel very blessed to have had the pleasure of staying here ! Siti, the contemporary South East Asian restaurant downstairs, which is Michelin rated is Divine. And Quickie Pickie down the road literally has the most delicious cakes and macarons- tres leche & caramel flan to die for. If you want the most beautiful nails - visit Cute Nail Studio- they are incredible, and the salon is literally the coolest and cutest pick me up vibe you’ve ever asked for- your serotonin with thank you. P.s the beds and pillows are DREEEEAMY and the area has awesome food, bars and vibe. Thank you again for a wonderful experience !

In my selection of places to stay when travelling I am extremely discriminating. Frances Modern Inn met ALL my expectations. The rooms are impeccably (and whimsically) decorated. Every fixture in the bathroom is high end -great shower, btw; Toto toilet! It was the cleanest hotel room I have EVER stayed in. I didn't even spot a stray hair from a previous guest in the bathroom (don't you hate that? Eww!) ||One of my favorite features about the room was the lovely small balcony! It's so rare to find hotel rooms that are not hermetically sealed and allow for fresh air to come in. Plus it was nice to stand out on it and view the eclectic action on the street below. The Inn is only about a mile from downtown and the neighborhood is authentic, definitely has a quirky Austin vibe, which I like - n

This hotel earns a perfect five in every category. The staff is exceptionally kind and attentive, creating such a welcoming atmosphere from the moment you arrive. The rooms are beautifully designed, and the beds are unbelievably comfortable. I’m tempted to ask for the exact bedding details so I can duplicate the experience at home. Stayed one night and The Frances Modern Inn was exceptional. The room was beautiful and had the most comfortable bed we have ever slept in. The entire concept of the inn is unique, imaginative and not to be missed. The location is exceptional. Siti restaurant was also fantastic with delicious cuisine and cocktails. Wish we could have stayed longer. Will definitely return.

We really loved staying at the Frances! The room was beautiful, clean, comfortable, and we had no issues with noise even though our balcony was above a busy street. I really appreciated the unique design touches like vintage wine glasses and rugs. The fluffy robes were a nice touch too. The open-air patios were great and we loooooved the complimentary espresso and sparkling water. The rooftop patio was beautiful, visiting from the rainy pacific northwest we got a kick out of lounging in the sun on the rooftop in November :). The location is perfect, it's walkable to 6th street and there are some nice restaurants and shops within a few blocks. Communication was great. We will definitely stay here again!
