I was in Portsmouth for a couple days for both business and pleasure. The AC Hotel proved to be an excellent choice. (My first time staying there) I pulled up to valet, and they were quick to meet me and help me with my luggage. I do feel $45 a night is a bit steep, as I've paid much less at Ritz-Carltons, but I'm 60, and it's wintertime, c'est la vie. Kailei at the front desk was both friendly and professional, ensuring my stay was an enjoyable one. While the hotel is in walking distance to many great dining venues, I would recommend the rooftop bar for at least one meal. Anthony, the bartender, is the epitome of hospitality. Great service, menu, and a decent wine and beer list. Oh yes, the room. SPOTLESS! I love the fact that there is no carpet. The bed was as comfortable as any I've sle

My wife and I spent three nights at the AC Hotel Portsmouth Downtown/Waterfront in December 2025. I had a mixed experience, so whether this hotel is right for you will depend on what you consider important.||The best way for me to do this review is to divide my comments into “soft” aspects of the hotel (all the things the local management controls, including service and the breakfast offerings), and “hard” aspects – the design choices Marriott made when designing the rooms. On the “soft” side, I’d give the hotel a “5”. On the “hard” side, a “3”. That averages out to a “4”.||Let me explain.||Soft aspects: The staff of the hotel provided excellent service. Positive: It was very clean! Negative: The fees they tack on are not needed. If I want to purchase something from this place, I shouldn’t have to due to an incurring $25.00 charge they tacked on with my room charge.

Now that the hospitality industry has somewhat slowed down, I decided to take a last minute weekend trip and visit Portsmouth, NH. I’ve heard a lot of good things about this area so figured it was about time to just take the short drive up. AC Hotel was the perfect location and the rooms were clean and beautiful. What made it even better was just how quiet it was during my short stay. Yes, there were a lot of patrons at the hotel but when it came time to rest for the night, I was able to fall asleep in utter silence, which was honestly a surprise! Valet is $45 daily so I opted to park on the street, which was really easy to do so around this time of the year and allowed me more freedom to drive back and forth to Kittery, ME. Other than the location this one night stay was a bust. Valet parking only with a ridiculous price. Better off parking on the street and paying the meter fee through the app which only charges from 9am-8pm (free street parking 9am-8pm). I was surprised to find out there is a $25 per night "resort fee" which was never presented prior to check in. The fee could be applied to any service located at the hotel so basically it was a mandatory use it or lose it pre paid dinner or breakfast. Our room was on the fourth floor over the dumpster which was incredibly noisy. Our window looked directly into a construction site building another hotel and blocking the harbor view. Vinyl plank floor was installed incredibly poorly with large gaps in the seams which were uncomfortable when stepped on. Glass
