This property feels more like a budget condo or motel-style stay than a hotel, which is important to know before booking. Since it’s a condo, there is no room service, no daily cleaning, no pool towels provided, and guests are expected to take out their own trash. The layout was a bit uncomfortable for us. The bathroom sink is located next to the toilet and shower and is also intended to function as the kitchen sink, which didn’t feel very sanitary. Additionally, no surface wipes were provided, so cleaning up spills or messes was difficult. While the unit was neat and organized upon arrival, the floors were not clean at all, and overall it didn’t give a basic hotel-level cleanliness feel. This place is basically a cheap roadside motel that accidentally wandered too close to the beach. It’s very small, sparsely furnished, and stocked with dishes that look like they were rescued from a garage sale. There was at least one usable pan, so… points for survival cooking. No real blankets unless you count the thin, sad motel-style one that makes you question your life choices. Major design flaw: if you’re cooking and someone uses the bathroom, congratulations — you’re now seasoning dinner with regret. Ventilation is not a thing here. Want to change sheets? Surprise! Cabinets are locked. You’ll need to download a laundry app and pay $25 just to use it, then wash in bulk or go on a nostalgic quest for quarters like it’s 1995. They did provide laundry detergent, which was nice. Coff

When we walked in we wanted to turn around and walk out. Dingy, tired, unkept and overall dusty dirty including the shower floor which turned to mud after one very weak luke warm shower. Only one roll of TP for a 7 night stay. The top sheet on the bed was stained and no extra to be able to change out. The location and view of the ocean are the only redeeming qualities while standing on the very wet balcony because the very loud AC unit is leaking profusely onto the patio floor. We weathered thru 3 nights of a 7 night stay and made other plans for the rest of our stay and found a very nice off the beaten track AirBnB in Honokaa on the other side of the island. We did try to reach Soleil Mngmt but no call back until Monday. And then the person sounded annoyed. A very nice lady who said she w

RECONSIDER BEFORE BOOKING: Significant Maintenance and Parking Issues While the location of this property is excellent, the actual experience of staying here leaves a lot to be desired. This is a condo-hotel with privately owned units, and the quality varies wildly, but the building-wide issues make it hard to recommend. The Parking Situation Parking is extremely difficult. There are 150 units but only approximately 50 available spots. Upon check-in, you are issued a paper parking permit. Be warned: if you need to remove the permit from a rental car and the paper tears in the process, the property charges a $25 replacement fee. Given that the lot is almost always full anyway, it often makes more sense to just park on the street from the start to avoid the hassle. Unit Conditions & Layout T

Great location. Very close to Kona downtown and a small beach access across the street. Tons of restaurants nearby. The property itself has lot of plants and trees, swimming pool, hot tub. The rooms were clean and had everything we need for a perfect beach vacation. Loved staying here. Highly recommend this place.
