Location was great, but our condo unit 1111 had bed bugs! I have 45 bites and my husband has at least 10-15, thankfully we brought our own beds for our kids so they did not get bit. Highly recommend checking the beds before your stay here.

0/5 Stars||Our vacation at Villa 33, has been a disaster from start to finish, primarily due to a complete lack of crucial information and misleading details provided by the rental host. If I could give zero stars, I would.||Upon arrival, despite being a gated community and having a parking pass for the resort, our car was *towed* – not fined, but *towed* – for parking in a parking lot within the TOPS'L resort. We were told by our rental host that our resort parking pass would suffice to park in all parking lots within the resort, which was clearly false and resulted in significant inconvenience and expense on the first day of our vacation. This is an unacceptable lack of clear communication regarding critical parking rules, especially for a gated community with a complex mixed-use layout.

I booked this venue using booking.com. Unfortunately, booking.com will search dates other than what is specified and the wrong night was booked at this place. It was noticed immediately, the property was contacted, and booking.com was contacted. The property refused to cancel the reservation and charged me full price for a room I didn’t stay in even though the agent for booking.com let them know if they canceled the reservation for me, they wouldn’t be charged the commission fee. I’m paying $600 right here in the middle of the holidays for a place I never stepped foot on. And never will after this.

We’ve stayed at Tides and the Summit several times over the years, and had good experiences with the condo room itself, booked through outside management. However, we will no longer stay here. Over the years, the “private beach” has become private for the chair rental companies. Literally 70% of the beach is expensive rental chairs, mostly empty all day, with a mere 15% at the extreme far end allowed for guests to set up their own chairs. The front portion of beach should be public use, according to Walton County, but Tops’l aggressively threatens to remove you if you attempt to set up there. Too much greed and we’ll take our money elsewhere.
