Guest House Suites Boutique Hotel

Hotel was in a great location but room advertised was ocean view and we did not have an ocean view. The view was the parking lot. They also try to charge you more for early check in for 3 pm which is standard everywhere else. The front desk admin was also not helpful. She either was not well informed or was trying to with hold information regarding hidden fees. The room itself was nice and bathroom was the best but the walls are paper thin. We could hear neighbor’s conversations. The mattress also needs replacing as it was sinking in.

We recently stayed here for almost a week. It is nicely located near the water and near shops and food. I'm writing this review as a guest, disabled person and as someone who works in the interior design field. We split our stay between a King Room and one of the suites. Everything is checked in through phone. No human interaction on site. No prob The King Room was beautiful. Painted in soft light colors it gets lots of natural light! Very comfortable. Small fridge and coffee maker. Bed was super comfy. Little desk is perfect. Suggestion: You could add a small cafe or high top table with two chairs. You have a fridge and it would be nice just to have a place to put my muffin and oj. It could easily fit in the room. Otherwise, just upgrade the carpet eventually. The suite wa

I stayed at the Guesthouse suites in the off season, for a week in early spring. The room was nice and the location was very convenient to the activities I'd planned from my family in the Newburyport area. However, I cannot recommend a stay until management challenges have been improved. The remote check in and limited staffing were very problematic for our stay and left us in a really stressful position to begin our trip. I arrived at 7:45 pm on a Sunday after a very long day of travels to find that the app used for check in said I was too early to check in (although check in was any time after 4). I had a wonderful experience. The location is great, walkable to the downtown area and right on the water. The customer service experience was excellent. Although they are not on site, they are very responsive and helpful. A member of my party left their bag in the room after checkout and we flew home. The staff was wonderful and shipped it back to us, which was a huge relief. Thanks so much!

Not sure if it's because it's off season or not but this place is so impersonal. No staff here just a number to call someone who can then reach out to their "team". Room is not bad but the guests are unruly. Drunk, loud and fighting until 2am. One of the guests is threatening to fight other patrons simply for being asked to quiet down and be respectful of others. I chose to stay here the night before running the Xfinity Newburyport Half Marathon. It looked like a nice place I could get a good night's sleep before the big race. Boy was I wrong. There is no security or staff to keep guests in line. It's a glorified Airbnb with self check in and out with not one worker to oversee any issues that may arise during your stay. Never again would I visit this hotel. It's like a motel 6 free for all
