Balboa Inn

I cannot emphasize enough how terrible this hotel is. Please, please read the reviews before booking. Do not give them the benefit of the doubt. It is literally roach infested and the rooms are filthy and disgusting. It is a nightmare at any price. But they overcharge and also include a lot of hidden fees (resort fees, parking, etc). Also, be careful of third party scams! They act like they are at the front desk of the hotel and make promises that the hotel will never keep. Disinterested Hotel Manager that is rude and dismissive. You have been warned!

The Balboa Inn in Newport Beach is a small resort hotel near the Newport/Balboa beach area. The area is very popular with tourists. The hotel and rooms are clean, however prices are very high and the rooms are furnished with cheap furniture and require more maintenance than the owners are willing to spend. Our initial room smelled like a sewer, so we were moved to another more suitable room. The new room had a defective window blind. The window was temporarily covered by a sheet to provide privacy. This was ok. The free breakfast offers small continental items, mainly one juice, some rolls and cold cereal. They did comp us free parking in lieu of the normal $60 daily charge, so this was nice and raised my overall rating of the hotel to a 3. My wife and I will not return here.

The hotel is in an unbeatable location close to the bike trail , the ferry to Balboa Island and the pier. It is pricey though specially for the low price rooms since they have no view at all. It is clean and the rooms are big and confortable. The breakfast is not good so you are better off eating at the pier or the close restaurants. overall a good place for 1 night. Did not get to see the rooms in the resort area which are the rooms with an ocean view and are the pictures that you see on Google and their website. The cheaper rooms are on the back

When we checked in our room, the key BEARLY worked to get the door open, when we first walked into the room, there were giant chunks of paint missing, the sheets were covered in black fuzz, the room temp was 80. there wasnt a blind on our window that faced 3 rooms, which we complained about, and then we went off to explore balboa, when we got back, our key didnt work at all, so we went back to the room to get new ones, and they said "oh we thought you guys were in *blank room* so we havent fixed the window blinds yet, *mind you we filled out contact information yet they stayed they had no way to contact us* 25 mins later a boy came and thumb tacked a sheet to our window, cool fine its whatever atleast they did something. This was probably one of the worst experiences I have had at a hotel. First, the valet took forever, seemed to not care about his job. second, the online booking cost was different from what the desk said, the cost of two nights was around 900$!! for something that expensive, you would think the included breakfast would be more than a coffee and a cereal. the room was closet sized and there was no fridge. The television was ancient and half the buttons did not work. DO NOT COME HERE. You can find an amazing hotel experience for a THIRD of the price!
