Lincoln Arms Suites

We had such a good experience at Lincoln Arms Suites, and Rocio made it even better. From the moment we arrived, she was genuinely kind and welcoming, not the usual scripted hotel greeting, but actually warm and thoughtful. She was patient with our questions, gave helpful local tips, and made everything feel easy and relaxed. You can tell she truly cares about guests and takes pride in what she does. It’s people like Rocio who turn a stay into a memory. Thank you for your kindness, it really didn’t go unnoticed.

Huge apartments sort of a 1980s vibe! Loved the roof deck, open till 11pm and a nice seating area in the front courtyard and the long, very Miami Beach palm lined walkway to the hotel entrance. Beautiful retro building. No pool but can use the roof pool at the Catalina on 17th st or the Riviera on 20th st both really nice. Also 5 to 6pm happy hour at Maximes by the Catalina for margaritas when show room card. Coffee in the mornings on second floor if you don't sleep too late! Little reading nooks by the elevator with a selection of books and chairs made out of old airplane parts. Lobby desk also plane parts riveted together. Tho they say no luggage hold they did hold my luggage till my flight. A bit of artwork in the rooms would make them feel more homey but a very nice place.

Positive: The room was spacious and beautiful. Negative: The elevator was broken and I would?ve like to be more centrally located. We were a bike ride away from everywhere we wanted to go.

5 stars- mainly because the staff is incredibly helpful and welcoming (thank you, David) and because if you want to stay in this area, this is by far the best pick, including BnBs. The hotel is older (but in a cool, retro Miami way) and as such, has lots of idiosyncrasies in the rooms- but the suites are very spacious, with a great closet/dressing area and a nice little kitchen. I would definitely stay here again when I come to South Beach.

The rooms are spacious, clean, and thoughtfully designed, and the location couldn’t be better—just steps from Lincoln Road, the beach, and everything that makes South Beach special. It’s quiet, comfortable, and full of character, offering a unique experience you won’t find in a standard hotel. If you appreciate history, style, and a perfectly kept Art Deco property, this is the place to stay. Highly recommend!
