We recently stayed at Disney’s BoardWalk Inn, and while the hotel is beautiful and has some strong points, several practical issues kept the experience at a solid 3 stars instead of more. The biggest drawback: there is no proper breakfast option. For a Disney resort of this category, this is honestly hard to understand. The lobby café is very small, sells only pre-made sandwiches and croissants, and cannot even heat or bake them. Seating is extremely limited: about five tiny tables in the middle of the lobby, fully exposed, with armchairs that are not comfortable at all for larger or older guests. The hotel recommends nearby BoardWalk restaurants for breakfast, but most require reservations and open too late to take advantage of Disney’s Early Theme Park Entry. They also suggest the Boar

We really wanted to love this place because of the theme, the location near Epcot, and the recent renovations but we did not. Our room had the new decorations and the murphy bed, but otherwise, I am not sure it was renovated. The murphy bed had a different mattress than other murphy beds on property, which was not as comfortable. I was expecting the mattress to be like the murphy beds at Riveria, but it was not.||Also the room had an old tub/shower combo that was showing its age. The bathroom itself where the shower and toilet were was very small and dark. There was a bath sponge hanging in the shower that must have been left by a previous guest. First off, the location was absolutely perfect — ideal for walking to both Hollywood Studios and EPCOT. The bus links were also great, with the stop just outside the hotel entrance. Although the buses are shared with the Yacht and Beach Club resorts, they never felt crowded, and our family of six always found seats.||The room size was fantastic, exactly what you’d expect from a Disney Deluxe resort. Housekeeping did a wonderful job, and every member of the hotel staff we met was friendly and accommodating. Special shoutout to Jeremy, who completely won over our kids from day one. He took the time to give them a little tour of the lobby and even turned on the carousel for them with a “magical” Disney prompt — such a thoughtful touch that made our arrival extra special.||Now, why not five st

Disney’s BoardWalk Villas deliver one unbeatable advantage: location. You absolutely cannot top the proximity to both EPCOT and Hollywood Studios—being able to walk to either park is a dream, and it’s a huge part of the resort’s appeal. The rooms themselves are spacious, comfortable, and nicely updated, giving you that refreshed DVC feel that really elevates the stay.||That said, this resort comes with a few quirks guests should be aware of. BoardWalk Villas are the only Disney property without a true quick-service dining option or any restaurants physically inside the resort, which is surprising at this price point. The boardwalk was an enjoyable stay, easy walk to Epcot and easy access to the other parks via friendship boat and skyliner. If you wanted to have a stickybeak at other resorts then this would be the one to stay at. Overall a good location, plenty of parking if you have a car, We stayed in a studio which had a basic kitchenette with microwave, coffee maker, toaster, paper plates and single use plastics (god bless america, dont do what Australia did and outlaw plastic). We stayed here over Christmas and it was at capacity, laundry is free to use, the pool is heated, you can get a feed along the boardwalk but as mentioned above you can hop over to other resorts to hunt for food (alternatively order via uber eats or go for a drive just out of the bubble). |the value in paying premium prices
