Colonial Villa Estates

This is a very nice and quiet park to live in.. the management is def on track with the upkeep of the place and it's always been that way. There is a park here for the kids, it's located in the country with trees and shade and it's west branch school district. Good place to live especially if you prefer a lower cost of living and do not mind being in a mobile home. Drain system for rain water could be slightly better tho bc it does tend to flood in a few driveways and yards after heavy rain.

It's a quiet and pretty place to live, my only problem is the fact that my lot rent went from $275 to $337 in 4 years! AND I can't drink the water...they say its fine...it's not! It smells, looks and taste nasty. Most people that live here outsource their water. UPDATE: Lot rent is now $452.72 and climbing every year! UPDATE: now lot rent is 481.26....they added on a garbage and property tax. Im sure ill be back with an update in the coming months. The lot rent gets raised every year now effective April 1st.

Terrible management and they won’t repair flooding lots. I’ve also been without water for 24 hours without any response from the “park manager” or maintenance.

I don’t live there but do deliver there quite often (well, did). DO NOT go there if you have a low riding car, speed bumps TWICE the size that they need to be and WILL damage your exhaust!!! Wonder if the owner is liable for that…hmmm

Lived here just shy of 5 years. Lot rent was a bit steep, though, it is a very beautiful trailer park. I have seen very few trailer parks that could compare to this one.
