Do not stay here or give your money to these people. We were in town for a funeral and checked in Friday. By Saturday morning, we had already noticed multiple issues. After returning from the funeral, we tried to address our concerns with the front desk. Instead of offering solutions, we were told they don’t do refunds and that we could email our photos for the owners to “review in a couple days.” At that point, we decided to skip staying the second night and just drive home after dinner. Our family had three cabins total, and every single one had problems—dirty interiors, plumbing issues, dead bugs, poor WiFi, and overall unacceptable cleanliness. There are plenty of reviews describing similar experiences, so this clearly isn’t a one-off situation. Since they refused a refund, my uncle

A Nightmare Experience – Lied To, Overbooked, Unsanitary, and Unapologetic||||We booked the Cookhouse at Lee’s Resort more than a year in advance for a July 5th family reunion. Upon arrival on July 1st, we were told there had been an “error” and that they’d moved us to July 4th instead. Disruptive and frustrating, but we tried to be flexible and informed all 45+ of our in and out-of-state guests.||||Then on July 4th, the chaos escalated:||||🚫 Cookhouse Disaster||• We were told again we couldn't use the Cookhouse—after paying in full.||• Instead, they gave us chairs and tables on a volleyball court and access to a faraway prep kitchen, which couldn’t seat our group.||• No shelter. I stayed in cabin #13 across from Cook Shack from June 25th - June 29th, 2025. There was an active infestation of bed bugs in the lofts of the cabin where my daughter and I slept. The infestation was so bad that there is no way that the owners did not know. They just put us in the cabin anyways. If you go through the reviews there is another party that came right after me. The customers had to vacate the cabins once I called the health inspector and they came in. They stated it in the review. It states in the health inspectors report which I have included that there were live bugs in the beds in that area. I was on property for a family reunion where we rented 15 of the cabins on property. We had the reunion there 3 years in a row and will not be returning. What’s the worst part about it i

We booked for a two day stay for July but plans changed and we had to cancel. We made sure to follow the booking policy and called 30 days before our stay for the full refund. On the day our stay was originally booked, we got a call letting us know that they forgot to put down that they canceled so we would be fully charged the full amount of the stay. After many phone calls of them telling us we would be charged even though we had proof we followed their policy, we had to get the charge disputed and won. I wouldn’t trust this company.

WARNING! Unfortunately, the Oklahoma Department of Health showed up at our cabin on day 2 of our stay. They informed us that our cabin had bed bugs. More importantly, they informed us that the Department of Health closed this cabin the prior week for bed bugs. The Resort was not supposed to reopen this cabin until the cabin was professionally treated for bed bugs. They did not treat the cabin and they let us stay there. We had booked in 11/2024 for our stay in 7/2025, so it was not last minute. They were only willing to refund part of the stay, not some of the fees and additional charges. They also charged my card for a boat rental we did not use as we were forced to leave because of the bed bugs. They still have not refunded the boat rental either.
