Dallas Fate RV Park & Tiny Home Community

My wife and I stayed here for almost 7 months while we were looking for a home to buy. Everyone here was very helpful from day one of our stay. We actually hated to leave but we bought a home in Rowlett. If we ever had an issue that came up it was handled in a timely manner. The team here is Awesome! My husband and I chose this location after comparing and considering quite a few others. We love our location because we occupy the very first space as you enter. Adding the security entry gate and wrought iron fences was definitely a major plus. We honestly only have 2 concerns...the major issue is how often there's a problem with the sewer which ofcourse is directly next to our lot. Ofcourse it causes a horrible smell through out the property but definitely since we are literally inches from the source. Our 2nd issue is the fact that a vehicle can and did recently drive around the security gate. That was a concern for me. Other than those 2 things, you won't find a cleaner spot for the current price charged. So many other locations are charging more for less. It is relatively new so

Enjoyed our stay for 3 nights. Very wide paved center lane with lots of room for backing into space, which was also quite wide. Huge turn around area at the end of the lane. Nice rock surface for the pad with easy and clean hookups. No "amenities", but that was fine with us. Otherwise, it is everything you'd want in an RV Park of any size.

Dallas Fate RV Park & Tiny Homes is a good place to 🏕! Is quiet and it has everything you need. Gated spaces and good lighting. It is also Near a gas station and the town!

There are some pluses, good wi-fi spacious sites new hookups but on the other side of the coin some negatives. The main road is paved but the sites are made of asphalt grindings over soil. Our first site we sunk deep into the grinding and our jacks on 12x12 blocks just sunk deeply into the ground right through the 3 inches of grindings. The wheels continued to sink so we called and got assigned to another site which looked like it could be used as a mud bog. The third site appeared to be solid, but did not hold the single front jack. The grindings made everything black and it caked up on my shoes. The place needs serious compacting and a topcoat of cleaner gravel. If it were nicer it would maybe be worth the high price but as is not a good value.
