We're full time living here and love it. The wildlife is a daily show, large spacious shaded spots. Easy access and brand new Laundry Room and Showers opening for next year's season.
The ability to make a late night reservation was very helpful. A light at the turn-in area would be beneficial to us night owls. Solar is your friend!

Incredible views with plenty of green space and amenities on the ~20 acre RV park. Ideally located between Uptown and Downtown Pagosa and the most affordable RV Park in the area, Basecamp a no brainier selection for RV stays in Pagosa Springs.
It was a bit hard to find the entrance in the dark but a nice place to spend a day.
