Absolutely horrible, slum-lord. He will refuse to fix anything, staff will enter your residence without permission or notice. Property owner (Roger Guzman) will harass and try to intimidate you if you challenge him. He will leave you in hazardous conditions (black mold, massive leaks, etc) and not bat an eye. Septic leaking onto the property and into the creek. If I could post pictures I would. Do NOT rent or stay at any of Guzman's peoperties, in Woodland Park or Manitou.
Great clean rooms and quiet.
Beautiful grounds! Clean and quiet!
