Twelve Oaks Inn

Staff was great, room was clean and comfortable and fit our needs for a quick and reasonably priced weekend get-away to Branson. Tucked just off of Hwy 76 on the west side of town made Twelve Oaks made it easy to access Silver Dollar City, food / entertainment options and off of 76 made it quieter. Breakfast was OK, there were plenty of the options they provided but not a broad selection.

Rooms were clean. Staff all super friendly and helpful! Breakfast options are all good!! We will definitely stay here again.

This isn’t the Ritz, but for what it is - a basic, very budget friendly place - our stay was just great. The rooms and linens were very clean, the area and rooms were quiet, and the AC units were new and very quiet even when the compressor switched on and off. Definitely not the place for a romantic honeymoon stay, but I booked two rooms for my SIL and me plus four grandchildren, visiting Silver Dollar City, and it was perfect for a good night’s sleep! I am sure we’ll stay here again.

Positive: Pool Negative: The breakfast could have been better. They use powder eggs and soggy biscuits. The orange and apple juice and coffee taste watered down. I had to get more sheets and towels because my bed was dirty and the pillowcase. My room smelled like dogs.

This is an average motel room. Small room with 2 queen beds. The toilet and tub were in a small room together. There was barely enough room to open the door, but it served its purpose. There was a small table with 2 chairs, a TV, and a refrigerator. The AC worked great! The staff was nice and able to accommodate our wishes for a ground floor. The floor was oddly bumpy, the shower curtain was way too long and you stepped on it during the shower, and the room could have used some minor upkeep. However, the beds are the reason we would not stay there again. Two very different beds, one was inches taller. Both very bouncy/springy. Very uncomfortable.
