Evelyn was AMAZING. The house was gorgeous and the property was a dreamland. Sitting on the porch at night and stargazing was divine, and seeing it during the day was even better! She made us a delicious breakfast, she asked over the phone if we had any diet restrictions. She was very accommodating to a vegetarian diet! Everything was far fresh, her maple syrup is so good. The house is adorable, the bed was ridiculously comfortable, the room was cozy and warm, the other guests were very respectful. Beautiful claw foot tubs and many many rooms to admire. She toured us around the property to see the renovated barn, perfect for groups of travelers, and the beautifully crafted tiny house was definitely something I’d recommend to anyone. Ended up stuck in a snowstorm and needing a place to go - on short notice they had availability, a beautiful room, and Evelyn was an incredibly generous host. Beautiful breakfast in the morning, tips on how to get out of the snow safely, and overall a great experience! I really want to go back!

Evelyn is such a great person to stay with. Very helpful and accommodating. Bed was so comfortable and she made such a delicious breakfast. Fancy and quaint :) Would def stay here again, and the property is beautiful. The house def has its character which makes it even better! The Royalton B&B is nestled amid 130 acres of beautiful Vermont fields and forest and I arrived at this historic farmhouse in Royalton, VT just as the fall foliage was starting to peak. Proprietor Evelyn Saenz welcomes guests to her large, ancestral family home that was built in the 1840's by her great, great, great grandfather, Daniel Rix, with beautiful hardwood floors laid by Daniel's son who cut and milled the wood at the mill built by Daniel's father. Fantastic. We stayed one night in the main house in the upstairs beds. It was a very comfortable stay for a couple weary travelers. The view from the porch was beautiful. Evelyn was very friendly and kind. She cooked us a delicious breakfast in the morning and even helped me look through her tool shed to fix something on my bike! Highly recommend.
