Do not do business with this woman. Booked a room for 4 nights in late October. She advertises a 100% refund policy as long as you cancel 2 weeks before your stay. We cancelled 6 weeks before our stay. Would not refund our credit card. Kept stating "how do I know you won't file a dispute?". Why would I file a dispute if you'll refund the money?? Rude. Belligerent person. This makes no sense whatsoever, so by your behavior you just forced us to file a dispute. All you had to do was refund the money per your published policy on your booking webpage and elsewhere. You've created a self-fulfilling prophecy, and the fact that she even brought this up as an issue tells me she's done this before. Honor your refund policy and you will have no problems.

My family and I rented 2 rooms at this place. The owner was extremely rude from the beginning to my father. The next morning my family went on the back deck which by the way did NOT have a sign that said DO not use. The owner then blew up at my father for saying we disrespect her house for going on her deck saying the sign "beware of dog" is enough to detter us to not use the deck (as there was a camera on the back deck). The website clearly stated that this place has enough room including the use of the deck that guest can use. The owner threaten us to report us (to whom my I ask?) for us questioning her antic of her saying we disrespected her house. Their rules were NOT CLEAR AT ALL. They should have the rules on their website WHICH THEY WERENT, and there weren't signs on the deck door.

The owner was extremely rude and we weren't allowed to use anything at the house. The website clearly states that guest can use the back deck and backyard. My family was out on the deck calling family (theres a camera outside), later the crazy ower went off at my Father saying he disrespected her home for going out on the deck. There was NO SIGN saying do NOT ENTER on the door or the yard. The only sign was on the back gate which none of us saw saying "beware of dog". According to the owner that's considered "do not enter". She was rude at my Uncle when he came asking where he parked. Again there were NO SIGNS stating no parking. We could not use the dinning room nor the library even though the website stated we could. My family and I had rented an AirBNB for this weekend in Purcellville, but when we arrived we found that it had a rodent issue, and we have a toddler and an infant so we needed to find a new place to stay in a pinch. A quick internet search led us to the Purcellville home. Because it was so last minute, my wife called to confirm that they have availability, and notified them that we have an infant and a toddler with us. The host said they had availability and that the children were no problem. The website is not clear that most of the rooms share hallway bathrooms rather than having their own in-room bathroom. We were only there for one night and the place was pretty empty so it wasn't an issue, but people booking here should be aware since it is not well noted on their website. There was no real breakfast, just some oatmeal packets, bananas, and bread you could toast. The room was big and comfortable, but if you want to watch TV you need to have logins for streaming services on the Roku TV in the room. For one night it was fine, but not quite as it seems on their website. It was nice and clean.
