Do not stay here. You can find actual rv parks for the same price or cheaper around here. This place is run down and is more like an over priced storage rather than a rv park. There is nothing here. Just what looks like used to be a flea market. There is one cute store but that’s it. We tried to get our money back but they said we would have to go to court. No other park has ever had an issue with returning our money before. We are taking our 600 dollar loss because we will not have our kids in this place. Don’t come here!

When I searched things to do in Princeton, TX , this was the number one recommendation. So we went. What a disappointment. When we pulled into the parking lot, the place looked closed. We walked over to the next to an enter sign and found the door open. The items for sale were thrown aways and overpriced. We spent about 10 minutes looking around after driving 20 minutes to get there. It was not worth the trip.

Avoid this place like the plague. Has nothing to offer but misery. Definitely not a safe place to live...theft and vandalism is a common occurrence. Security is almost non-existent...Security gate works about half the time. New owners care more about running tenants off the grounds than moving people in. The park at one time was at capacity...35 lots that has been reduced to 10.

Worst place ever. The only positive was covered lot. Robert, the owner, was a compulsive liar & just told ya what you wanted to hear. Kept raising the rent, and it was like pulling teeth to get something fixed. Always get everything in writing!!! Cops were always getting called out there for something. We gave him a year to get things right, and he failed at everything. Lots of unnecessary drama. Asked people to help with the water and / or electrical bill twice while we were there. Stated people would just keep the water running to rack up his water bill and hook up extra stuff to cause his electricity bill to skyrocket. If ya move in, I hope owners have changed hands!! I know before we left, he was talking about a sucker who was going to buy it after he got a loan.

Nice layout, only one building. I highly recommend the restaurant "Suzy's Snack". The wife and I had lunch and the food had just enough spice to give that zing but not so much as to burn your tongue. It was freshly made to order, hot off the grill. Excellent texture, large portions and fair price...
