The landlord does not give monthly receipts like normal landlords. He does not let you to make advance monthly rent payments. The postal service is awful, packages and mail gets stolen, there is a serious problems with the mailbox locks being changed leaving you without access to your mail for a long time. There is no first class postal service, you pay for first class postage and get third class service. When I came here the yard was full of junk and weeds. The trees have been unkempt for decades and the landlord did nothing to help me clean it up. I did a lot of work cleaning up the yard and trees without compensation from the landlord. Now he wants to evict people who do not maintain their yard. I do not recommend anyone to come here.

Cost is great for the area with the boom going. Owners are locals and friendly . Would recommend it if your working a lot of days a month . The office manager being on site allows for someone who can’t always pay the rent during normal business hours.

I travel with my husband working and we are always looking for safe places for us to stay. There were not a lot of spaces available in Midland, Texas so when I found Cotton Flat RV Park I was very grateful. When we first pulled in it was set up in a gravel parking lot with no amenities and I wondered if it was a safe place to stay. It is. It is perfect for working people. It is quiet at night with no late night partiers and you feel very safe here. Your pers are welcome and if you have concerns they address them immediately. You are far enough off of the interstate for a quiet feel but only five minutes from a Walmart and laundromat. The nearest Sams or mall are only 10 minutes away too.

The owner was super accommodating for my last-minute booking!! Prices are amazing also!!

It's nice, a little crowded, and no trees. But most RV parks are like that lately. The folks that live are are really nice, that makes it pleasant
