American Inn and Suites

I stayed at American Inn & Suites for nearly one full year, and I can honestly say it was an excellent experience from start to finish. The hotel is very clean, safe, and well-maintained, and it is operated by a wonderful, caring family who truly take pride in what they do. You can feel the difference compared to many other places — they genuinely care about their guests and the quality of the stay. The value is exceptional compared to other hotels in and around Dubuque. Even though it is about 8 miles away from downtown Dubuque, I would strongly recommend this location over hotels in the city center. This property is outdated and feels damp. While the bedding was clean, pulling back the bedding revealed prominent dark stains on the mattress. The front desk person was a very nice woman who was very professional and helpful. The worst part of this stay was when we started getting ready for bed, I noticed a cockroach on the far wall. Nope. Not doing that. Those get into your luggage and you're bringing home unwanted souvenirs. We left and went to the Dubuque Holiday Inn and Conference Center. It was only 15 minutes from Peosta and it was clean, updated and relaxing. I'd recommend spending a bit more and avoiding this place.

The room was clean and very cozy! As a solo traveler for one night, it was perfect! The staff was very friendly, and check in and check out were a breeze! Definitely staying again when in the area.

I booked a room. I was told the TOTAL price was $185. My CC was charged $297.65. I called 3 times and was hung up on each time I gave the booking number. I called and pressed 1 to book a room, wow I got a human immediately. I explained why I was calling. I was transferred to another line where I was on hold for 20 minutes before I was hung up on again. I reported it as fraud to my CC. Diffenitly not a trustworthy company.

Disgusted to report my buddy and I saw a couple cockroaches at the breakfast bar this morning, 10/16/2025. I saw something moving along the back of the counter near the backsplash. I assumed it was an ant but it was moving more erratically. So I grabbed my flash light on my phone. It was definitely a cockroach. Moments later there was another bigger one crawling up the cupboard and onto the counter top. Unacceptable. I tried to tell the guy working. He was an older Indian gentleman and apparently didn’t speak English. Our room was fairly nasty too. It smelt really bad. Thankfully the weather was nice so we had our window open (without a screen) to get fresh air. The bed was really firm and the sheets seemed to be clean, but after seeing the cockroaches we were paranoid about the cleanline
